Booking more than 4 weeks ahead - A minimum deposit amount is required to guarantee any reservation. We are unable to hold any reservation without a deposit. The balance for your reservation must be paid 4 weeks prior to your arrival. This can be paid by visiting or calling 01526 352903. Your deposit is a non-refundable booking fee covering the administrative costs we incur in processing your reservation.

Bookings less than 4 weeks ahead – Full payment by credit or debit card is required at the time of making the reservation must be made at this time. This can either be done online or calling 01526 352903.

Payment confirmation - We will send you, either electronically or by post, a confirmation showing the price for your break and any additional charges. It will also detail payments received and due. Please check the details on the confirmation carefully. If any of the details are incorrect, or change, especially your address, you must inform our Reservations Team as soon as possible. You must also ensure that you pay any amount required in accordance with the confirmation payment schedule. If you do not, we will have the right to cancel your reservation and keep or claim your deposit (as it is a non-refundable booking fee).


You may cancel your break at any time. However a fee will apply as detailed below:


You may change your booking with us for any reason provided the change is made 8 weeks or more before your start date. This is subject to availability and an amendment charge is applicable to cover our administration costs. You may only change your start date once and you must select your new start date within 8 weeks of requesting the change, otherwise the change will be treated as a cancellation and cancellation charges will apply. Please note that any change of date, will be likely to involve a change in price of your break, and the relevant amendment charge being added. The price payable is the greater of i) your original break cost; or ii) the price for your revised break change which applies at the time of your change. No difference will be refunded except where a change of date results in a lower price.

Yes we do. There is a £40 charge per pet. Please contact us if you have more than 3 pets to discuss.

Yes we do, if you understand that we are a quiet park and not during the school holidays. We are not the most interesting place for some people, but if you are looking for a relaxing place to chill with some wine then give us a call.

All of our lodges are on one level. Some have step free access, whilst others have a small step over the threshold of the door. We can recommend certain lodges which are bigger and have more space. We have tried very hard to accommodate people with mobility issues, and we hope you find them easy to use. Check our website or contact the park direct where we will be able to give advice and cater for your needs.

During term times, mid week breaks are especially quiet. Even when the park is full it feels like you are the only people here.

To ensure you are allocated a pet friendly lodge, please check that the lodge selected in the drop down menu at the time of booking states 'pet friendly' next to it.  If the a lodge name appears without this, it does not accept pets.  If in doubt get in contact, and we will be more than happy to help.


Check in time is 4pm. If you arrive at the park early you are welcome to use our facilities. Woodhall Spa is only a short drive from the park, and has plenty of shops and cafe’s to visit, perfect to while away a couple of hours.

Yes we offer an early check in service on all our lodges. There is a small charge for this service, but it prioritises your lodge for servicing and is guaranteed for 2.00pm. This service needs to be booked 48 hours in advance direct with the park.

We ask to see a copy of your booking confirmation either printed, or shown on a device. If you forget this, don’t worry we can find your reservation under the name booked, and confirm your booking by verifying your personal details.

We don’t take a security deposit, but we will ask for a card swipe from you at check in. You will also be asked to sign a terms and conditions form outlining that you agree to the charges listed being applied to the card swipe given, should the park deem it necessary.


No we supply high quality bedding and your beds will be made up for your arrival. Each guest will also be provided with a bath sheet and a hand towel. We do recommend to bring extra towels if you are going to be using the onsite swimming pool.

Yes we do. Cots come complete with bedding as well. Both Cots and Highchairs are Free of charge. They can be found in the extra’s screen, or alternatively contact the park and we can add these to your booking.

Wireless internet access is provided free of charge but is not guaranteed. The facility is not subject to any particular security / filtering measures and requires continuous parental supervision when used by children. We reserve the right to disclose your name and address to our internet service provider if we discover that you or a member of your party illegally downloaded content from the internet or otherwise engaged in unlawful activity whilst using this facility.

Yes you can. All our lodges have there own parking, or parking very nearby. Should you need additional parking, we have a large car park at reception available to use.

 It maybe that you are looking for the group name of the lodge and not the individual lodge. For example, the Tallingtons is the group name the lodges beginning with T. You might be staying in Thompsons Bottom, please check your reservation details for more information.

Some are more private than others, and some are completely private and come with a garden. Please read the description carefully of your lodge booked.

The Lincoln, Gunby and Glamping tents have BBQs. You are welcome to bring a BBQ if you are staying in a different lodge. All lodges are also supplied with bricks for disposable BBQs to be put on, which are available to purchase from reception.

Yes. Please ensure that the delivery is booked under the same name as your booking with us. We will then be able to direct this down to your lodge. Please also ensure that the delivery is booked for after your check in time, as we are unable to accept deliveries on your behalf.

Some lodges have TV’s with built in DVD players, or alternatively we do have them available to hire at reception. We require a small deposit for this, which is refunded upon its return.

We don’t supply hairdryers in every lodge, but we do have them and hair straighteners available to hire at reception. We require a small deposit for these, which is refunded upon its return.


We have a range of facilities onsite. These include a swimming pool and jacuzzi. We also have our reception area with gift shop, a small bar with table tennis and a pool table, alongside a small Starbucks cafe. We also have tennis and badminton courts, and a range of other sports equipment and games to hire. For more information please visit our website.

During your stay you are able to take part in Archery, Waterwalkerz, Fencing and Balance bikes. These are bookable instructor led activities. Please note some restrictions do apply, and they are subject to availability.

Unfortunately no. We only allow bookings for activities once you arrive at the park.  These activities are subject to availability.

We have daily newspapers available at reception, and bread and milk available at our cafe. We also have a small shop selling giftware.

We do not have public laundry facilities, but we are able to offer laundry services via our Housekeeping department for a small charge. Please note this service is not available on Mondays or Fridays.

We don’t have any evening entertainment. Our small bar is open until 10pm. We are very family oriented, and want guests to enjoy the free activities and surrounding area during the day. You can then unwind in your hot tub in the evening.

We have a small Starbucks cafe shop in which we sell sandwiches, savouries and soup.  We do not have a restaurant, however there is a vast choice of places to eat in the nearby village of Woodhall Spa.  Our reception has all the menu's available to view, but please see below a selection of our favourites and their contact details.

Woodhall Spa is the nearest village. It’s approximately one and a half miles away. Its a very short car journey of 5 minutes, or a flat walk taking 20 minutes.

There are a number of small supermarkets in Woodhall Spa, alongside butchers, bakery’s and deli’s. There are also bigger supermarkets, but these are around a half hour drive away.

There are many restaurants and pubs in Woodhall Spa, and we have all the menu’s available at reception.

We advise that you book taxi’s from the park well in advance. As we are a rural location the services operating can get booked up very quickly, especially at weekends. Should you need any advice to pre book these before your arrival, then please give the park a call.

There are a number of attractions and destinations to visit in the local area. Please visit our website for some ideas. We also have a lot of information at reception with regards to further attractions, and are more than happy to help with directions.

It’s approximately 25 miles (45 minutes drive) to the coast. If its the typical seaside town of Skegness you want, or a lovely beach like at Anderby Creek or Sutton on Sea, they are all easily accessed.


Just pop the postcode LN10 6UX into your sat nav, along with 84 as the address number, and this will bring you directly to our entrance.

We are approximately 1.5 miles from our closest village of Woodhall Spa.  Take the B1191 in the direction of Horncastle from the centre of the village, and we are 1.5 miles on the right.  We have advance tourist signage in place 200 metres before our turning, and at the point of turning into the main entrance.

It takes approximately 20 - 25 minutes to walk from Woodhall Spa to Bainland.  There is a well established pavement right up to the park, and it's a fairly flat route.  Driving to or from the village takes less than 5 minutes.

The closest train station to Woodhall Spa is Metheringham.  This can be accessed from many different train stations, depending on your direction of travel.  Please see below for the different train routes available to this station, and the ongoing journey from there.

Travelling from London's King Cross to Peterborough, change onto the East Midlands train to Lincoln Central (platform 1B), but depart at Metheringham.  Walk back across the level crossing to the bus stop at the car park of the station, and board the IC5 bus to Boston.  Depart this service at Woodhall Spa to either walk to the park, or take a taxi service.

From Lincoln train station, hop on the train to Metheringham (platform 3).  On arrival walk back across the level crossing to the bus stop at the car park of the station, and board the IC5 bus to Boston.  Depart this service at Woodhall Spa to either walk 1.5 miles to the park, or take a taxi service. Alternatively, from Lincoln train station, walk to Lincoln's bus station and board the 1C5 service to Boston.  Depart this service at Woodhall Spa to either walk 1.5 miles to the park, or take a taxi service. (Booking advisable)

From Grantham train station board a service to Sleaford.  On arrival at platform 4 swap to platform 3.  Board the service to Lincoln, but depart the train at Metheringham.  Walk back across the level crossing to the bus stop at the car park of the station, and board the IC5 bus to Boston.  Depart this service at Woodhall Spa to either walk to the park, or take a taxi service.  (Booking advisable)

Alternatively, instead of the departing at Metheringham train station, stay on the service to Lincoln Central (the next stop) and depart here.  The IC5 bus service to Boston can be boarded at the nearby bus station to Woodhall Spa.



You will need to vacate your accommodation by 10.00am.

Hot tubs are drained from 8am onwards. This is because we drain, clean and refill every hot tub for each booking.

We do offer a late check out service, which enables you to check out at 12pm. There is a charge for this service, and needs to be booked direct with the park. This service also gives you the use of your hot tub until 10.30am.

If any damage is found in your unit during its servicing this will be charged to the card which was swiped. We will always endeavour to speak to you regarding the damage charge before this is taken, but if we are unable to contact you this will be done automatically. If you are aware of any damage, then please speak to us upon check out, it’s always better to do this.


We offer a 2 night break checking in from a Monday, Wednesday or Friday in our lodges.

Yes we are apart from Christmas Day, where we open for emergency’s only from 9am - 11am.

We like our park to grow organically. We keep adding small numbers to the park but keeping it spaced out too. We prefer space and room to breathe, unlike many other parks.
