Booking more than 4 weeks ahead - A 10% deposit is required to secure the booking. We are unable to hold any reservation without a deposit. The balance for your reservation must be paid 4 weeks prior to your arrival. This can be paid by visiting . Your deposit is a non-refundable booking fee covering the administrative costs we incur in processing your reservation.

Bookings less than 4 weeks ahead – Full payment by credit or debit card is required at the time of making the reservation must be made at this time.

We do not take any payments over the phone, making a reservation online through our website is the best way.

Payment confirmation - We will send you an email showing the price for your break and any additional charges. It will also detail payments received and due. Please check the details on the confirmation carefully. If any of the details are incorrect, or change, especially your address, you must inform our Reservations Team as soon as possible. You must also ensure that you pay any amount required in accordance with the confirmation payment schedule. If you do not, we will have the right to cancel your reservation and keep or claim your deposit (as it is a non-refundable booking fee).


You may cancel your break at any time. However a fee will apply as detailed below:


You may change your booking with us for any reason provided the change is made 8 weeks or more before your start date. This is subject to availability and an amendment charge is applicable to cover our administration costs. You may only change your start date once and you must select your new start date within 8 weeks of requesting the change, otherwise the change will be treated as a cancellation and cancellation charges will apply. Please note that any change of date, will be likely to involve a change in price of your break, and the relevant amendment charge being added. The price payable is the greater of i) your original break cost; or ii) the price for your revised break change which applies at the time of your change. No difference will be refunded except where a change of date results in a lower price.

We certainly do yes! In our standard lodges there is a charge from £40 per pet but the price does increase as the lodge size increases. This is to cover all cleaning costs. Please don't hesitate to contact the park if you are unsure. Here is a link to all of our pet friendly lodges.

Yes we do, if you understand that we are a quiet family park and we do have a noise policy after 10pm. If security are called out to you multiple times a fine will take place each time. We offer complete tranquillity to our guests. If you are looking for a relaxing peaceful getaway we are the right place for you!

To ensure you are allocated a pet friendly lodge, please check that the lodge selected in the drop down menu at the time of booking states 'pet friendly' next to it.  If the a lodge name appears without this, it does not accept pets.  If in doubt get in contact, and we will be more than happy to help.


If the Government places the country into a national lockdown . Your booking can be transferred to a new date in 2021 or 2022. Any price increase will have to be met by yourself, or in the case of a price reduction - Bainland will refund the difference.

Your funds can be held in a pending transfer account, which can then be transferred to another booking when a suitable date is found in 2021 or 2022.

A full refund less a small insurance fee* - which is set out in the Bainland Guarantee, found in your original booking confirmation email.
(*£10 admin fee if deposit paid or £20 admin fee if full balance paid)

If you already have a break booked with us that is affected by these Government guidelines then the above will apply.

*Breaks that are due to commence in the next 4 weeks will only be offered a date change or pending transfer account.

All of our lodges on the park have hot tubs, our larger lodges have more than one.

Yes we certainly do! We offer a £50 discount to your booking if you have stayed with us within the past year. For the discount to be added you do need to call the park, your booking needs to have the same details as your previous one with us.

The best way to make a reservation with us is through our website, then you can manage your own booking and log in when you need to make any amendments, payments or add your guest details. We do not take any payments over the phone so booking online is the best way! Please be aware that if you do make a booking over the phone you will not have an online account with us.


Check in time is from 4pm. If you arrive at the park early you are welcome to use our facilities  while you are waiting. We have our delicious new menu, Starbucks and bar available for our guests.

Yes we offer an early check in service on all our lodges. This means you can check in from 2pm.  Prices do vary depending on the size of the accommodation you have booked with us. This service can only be added to your booking 48 hours or before, we cannot add this on the day of your arrival.

We will ask you to confirm the personal information on your booking upon check in. Please have ready a debit or credit card as we ask to take a security contactless tap for the accommodation.

Please also make sure that you have sent us all of your guest details before arriving to the park, as we will not be able to check you into your accommodation without them.

We don’t take a security deposit, but we will ask for a card swipe from you which can be taken on any debit or credit card upon check in. This is a security swipe for your accommodation.

Before your arrival to the park we do require guest details for each member of your party and their vehicle. You will receive emails from the park regarding this, explaining all the details we require. Upon check in you will receive a car pass for all vehicles, this is so the security that we have at the entrance know you are guests staying on the park.


No we supply high quality bedding and your beds will be made up for your arrival. Each guest will also be provided with a bath sheet and a hand towel. We do recommend to bring extra towels just in case you need them.

Yes we do. Cots come complete with bedding as well. Both Cots and Highchairs are Free of charge. They can be found in the extra’s screen, or alternatively contact the park and we can add these to your booking.

Wireless internet access is provided free of charge but is not guaranteed. The facility is not subject to any particular security / filtering measures and requires continuous parental supervision when used by children. We reserve the right to disclose your name and address to our internet service provider if we discover that you or a member of your party illegally downloaded content from the internet or otherwise engaged in unlawful activity whilst using this facility.

Yes you can. All our lodges have there own parking, or parking very nearby. Should you need additional parking, we have a large car park at reception available to use.

 It maybe that you are looking for the group name of the lodge and not the individual lodge. For example, the Welton lodges is the group name on the map you would need to be looking for Wyberton, Winceby ect. We do have a variety of different groups of lodges if you are unsure please contact the park.

Some lodges are more private than others, some are completely private. Please make sure you read all of the description's on the accommodations you are looking to potentially book. Alternatively you can contact the park for any enquires.

Yes. Please ensure that the delivery is booked under the same name as your booking with us. We will then be able to direct this down to your lodge. Please also ensure that the delivery is booked for after your check in time, as we are unable to accept deliveries on your behalf.

All of our lodges on the park have smart TV's this means you can log into your Netflix accounts ect, if you would still like a DVD Player we do have some at reception that you can use.

We don’t supply hairdryers in every lodge, but we do have them and hair straighteners available to hire at reception. We require a small deposit for these, which is refunded upon its return.

We have a quiet policy after 10pm, if you need to make a complaint after this time please contact the number you receive upon check in. This will call the security we have on the park and they will deal with any issues you may have regarding this during your stay.

Please don't hesitate to call reception, we will let our maintenance team know what the issue is and they will happily solve this for you.


We have a range of facilities onsite. We are currently offering indoor and outdoor table service featuring our delicious new menu, Starbucks, and bar. We also have Tennis and Badminton courts which are all included in your stay. Our instructor led activities Archery and Mini Land Rovers at an additional fee per person. We also have bike hire for all ages. All of these can be booked at the activities hub next to the tennis courts.

Unfortunately no. We only allow bookings for activities once you arrive at the park. These activities are subject to availability. Please head to our Activities Hub located next to the Tennis Courts to book.

We have our online Farm Shop which can all be delivered to your lodge. You will receive a QR code upon check in as soon as you scan this all items will appear. Please add your lodge name with every order.

We do not have public laundry facilities, but we are able to offer replacement towels bundles via our Housekeeping department for a small charge. Please note this service is not available on Mondays or Fridays.

Unfortunately we do not have any evening entertainment. We only have our instructor led activities which are throughout the day. These are available to book from the activities hub next to the tennis courts at an additional fee per person.

No we do not have any fishing lakes on the park. However there are fishing lakes near the area of Woodhall Spa.

Yes there certainly is! We have an indoor heated pool on site, available for private hire only, per lodge with an additional charge per hour. We have slots available from 9am - 9pm. This can only be booked during stay with us at reception. The swimming pool is subject to availability so we do advise to book this as soon as you arrive.


Woodhall Spa is the nearest village. It’s approximately one and a half miles away. Its a very short car journey of 5 minutes, or a flat walk taking 20 minutes.

There are a number of small supermarkets in Woodhall Spa, alongside butchers, bakery’s and deli’s. There are also bigger supermarkets, but these are around a half hour drive away.

Woodhall Spa Taxi Hire

There are a number of attractions and destinations to visit in the local area of Woodhall Spa. We do have maps and information leaflets at reception for our guests to use. Here is a link for you to browse through.

It’s approximately 25 miles (45 minutes drive) to the coast.  Anderby Creek or Sutton on Sea, they are all easily accessed.

Yes! There are plenty of local walks and cycle walks in the area Of Woodhall Spa. They are perfect for your furry friends too. Here is a link so you can browse through them.



Just pop the postcode LN10 6UX into your sat nav, along with 84 as the address number, and this will bring you directly to our entrance.

We are approximately 1.5 miles from our closest village of Woodhall Spa.  Take the B1191 in the direction of Horncastle from the centre of the village, and we are 1.5 miles on the right.  We have advance tourist signage in place 200 metres before our turning, and at the point of turning into the main entrance.

It takes approximately 20 - 25 minutes to walk from Woodhall Spa to Bainland.  There is a well established pavement right up to the park, and it's a fairly flat route.  Driving to or from the village takes less than 5 minutes.


You will need to vacate your accommodation by 10.00am or 12pm if you have a late checkout. Please bring your keys back to reception when checking out.

Hot tubs are drained from 8am onwards. This is because we drain, clean and refill every hot tub for each booking.

We do offer a late check out service, which enables you to check out at 12pm. There is a charge for this service, and needs to be booked direct with the park. This service also gives you the use of your hot tub until 10.30am.

If any damage is found in your unit during its servicing this will be charged to the card which was swiped. We will always endeavour to speak to you regarding the damage charge before this is taken, but if we are unable to contact you this will be done automatically. If you are aware of any damage, then please speak to us upon check out, it’s always better to do this.


We offer a 2 night break checking in from a Monday, Wednesday or Friday in our lodges. We can offer a one night stay but this is only very last minute. You would need to contact the park the day before to see if this is available.
